PROJECT OVERVIEW

North Point Schools has submitted an initial application to Rocky View County for a Land Use Redesignation and Master Site Development Plan (MSDP) to guide the development of a new campus. The new campus will consolidate their existing schools and apply their educational programming as their school continues to evolve and grow.

An independent school authority located in Calgary, Alberta, North Point Schools educates students from kindergarten to grade twelve with a focus on experiential learning, individual excellence, and character development. In 2015 North Point Schools opened their first school and since then have added programming and a second campus location in Calgary. North Point currently has 220 students. As enrollment continues to rise, North Point Schools is applying to develop an educational campus in Springbank to bring all their students together in one location that serves their needs now and as they continue to grow.

LOCATION & SITE CONTEXT

North Point Schools has acquired a 31.33 hectares (77.42 acres) parcel of land in the Springbank Community of Rocky View County. Located at 101 Street SW near Lower Springbank Road and Stoney Trail, the subject site offers a unique setting that is easily accessible from surrounding metropolitan and rural regions. This site affords North Point Schools the opportunity to design and build an educational campus from the ground up. Surrounded by established communities and designated parks and natural areas, the campus requires a thoughtful design that considers the diverse neighbours surrounding it.

PROPOSED DEVELOPMENT

North Point Schools, with the support of a team of technical experts, have prepared a Master Site Development Plan (MSDP) and concurrent Land Use Redesignation Application which was submitted to Rocky View County in March 2024 for initial review and feedback. The land use redesignation proposes to redesignate the subject site from the current Agriculture General District to Special, Public Service District to facilitate the development of the school campus and associated uses. The proposed facility is intended to fit in with its surroundings and North Point Schools has ensured, through policies imbedded throughout the MSDP, to address building massing, height, materials, landscaping, lighting, and parking.

North Point Schools is proposing a unique development featuring:

  • Five separate educational buildings and one greenhouse with outdoor gathering spaces and landscaping in between

  • Preservation of existing trees and escarpment area

  • Views beyond the ridge for each building

  • Internal pathway system

  • Campus feel

  • Maximum capacity of approximately 450-600 students and 130 staff members at full build out

The campus differs from conventional primary schools as the buildings are separated and designed with outdoor social spaces within and between buildings to foster an active learning environment for students that promotes exploration and interaction with the world around them. The proposed site plan clusters the campus facilities primarily on the northwest portion of the subject lands at the top of the ridge. Given the proximity to adjacent properties, the site plan has been designed to integrate the buildings within the landscape and to maintain as much of the existing vegetation as possible. Furthermore, the preliminary architectural concepts seek to keep building heights to a maximum of two storeys to minimize the effects on adjacent properties.

PROCESS & NEXT STEPS

The Land Use Redesignation and MSDP application has been submitted to the County, and Administration and other identified stakeholders have provided their comments to the project team. Amendments to the MSDP are in the process of being made; therefore, we are gathering feedback from community members in order to further inform the MSDP prior to it being resubmitted to the County. The project team will be hosting an Open House on November 28, 2024 to share the vision of the project and hear directly from community members. Feedback received at the Open House and throughout the engagement process will be considered and incorporated into the revised MSDP, where possible.
